ОСОБЛИВОСТІ РЕГУЛЮВАННЯ ДЕВЕЛОПМЕНТСЬКОЇ ДІЯЛЬНОСТІ В УКРАЇНІ

Анотація

сті та принципово нової концепції організації інвестиційного процесу в Україні. Класична українська схема девелопменту, як правило, відрізняється від класичної західної схеми. В основі вітчизняної схеми девелопменту лежить наявність земельної ділянки, під яку розробляється ідея, концепція проекту, і з урахуванням всіх недоліків земельної ділянки виникає об'єкт комерційної нерухомості, який буде найбільш ефективним у даному місці. У перспективі розвитку вітчизняного ринку девелоперських послуг все більше уваги буде приділятиметься не кількості, а якості проектів, пошуку та застосуванню новітніх технологій та підходів у галузі створення і управління проектами у сфері нерухомості. При підвищенні рівня конкуренції між девелоперами і насиченні ринку нерухомості відбудеться структуризація ринку девелоперських послуг, визначиться ряд великих гравців, які пропонуватимуть повний перелік послуг і домінуватимуть на ринку.
Особливе місце повинні зайняти багатофункціональні або мультифункціональні (mixed-use) комплекси, підвищений інтерес до яких в Україні можна пояснити прагненням девелоперів максимально ефективно використовувати ділянку в умовах гострого земельного дефіциту і величезної вартості землі, і той же час зручність і раціональність компактного розміщення різних за функціональним наповненням об'єктів для більш комфортного життя, роботи і дозвілля.

FEATURES OF THE REGULATION DEVELOPMENT ACTIVITY IN UKRAINE

Summary

The article is devoted to problems of development as a special type of entrepreneurial activity and a fundamentally new concept of organization of investment process in Ukraine. Ukrainian classical scheme of development, as a rule, differs from the classical Western scheme. The Western scheme is the idea of creating some type of real estate that has emerged as a result of marketing research. In the domestic scheme of development is land availability, which is developed under the idea, the concept of the project, and taking into account all the shortcomings of the land there is a commercial property that will be most effective in a given location. In the long term development of the domestic market for development services, more attention will be given to the number and quality of projects, the search for and application of the latest technologies and approaches in the field of creating and managing projects in the real estate industry.
With increasing competition among developers and real estate market saturation will structure the market development services, defined a number of major players that will offer a full range of services and dominate the market. A special place should take a multipurpose or multifunctional (mixed-use) facilities, high interest that Ukraine can be explained by the desire of developers make the best use of land in acute land shortages and the enormous value of the land at the same time convenience and rationality compact placement of different functional filling facilities for a comfortable life, work and leisure.
